Services - Tenant Build-Out
One of Forsey Constructions’ specialties is "Tenant Build-Outs". If you are looking at leasing a space that needs to be altered or "built-out" to meet your needs, you may hear the terms "cold dark box" or "vanilla box" or "existing space" used by the developer/owner.
- "Cold Dark Box": A lease space that is an empty shell and does not have heat, lighting or even plumbing. You as the leaser may be responsible for supplying and installing these items.
- "Vanilla Box": A lease space that has heat, lighting, power, major demising walls usually with paint, a ceiling and basic floor material. Any additional walls and amenities would be the leaser’s responsibility.
- "Existing Space": A lease space that has had a previous tenant. More than likely there will be demolition costs involved. Inspections of the mechanical and electrical systems are always a good idea to eliminate possible hidden costs.

Forsey Construction has the knowledge and experience to help you ask the right questions to find out what is or is not included with your lease. After that is determined we can help you plan and implement your build-out. Since we self perform all of the general construction work and have a team of mechanical/electrical sub contractors to call on, we can get you into your space and open for business quickly.
If the space is large enough to warrant the need for drawings to get local permits and a state review, we can take care of that as well. This will fall under our Design-Build capabilities.
